CAP D’AIL • DESCRIPTION AND REAL ESTATE MARKET

Cap d'Ail is one of the little pearls of the French Riviera. Indeed, the city benefits from a privileged position on the immediate border of Monaco between the Mediterranean Sea and the Mountains.

Its fame dates back to the 1940s when famous personalities stayed there, including: The Light Brothers, Sacha Guitry, Lord Beaverbrook, Greta Garbo, Winston Churchill. They built superb properties and villas in Belle Époque architecture which still make the beauty of this city today, among which: the Eden residence, the Malet castle and its botanical park, the Terrasses castle, the Villa Les Tightrope walkers and Sacha Guitry park.

Cap d'Ail also has a remarkable coastal path of around four kilometers, planted with Mediterranean species and serving equally exceptional beaches such as La Mala, La Marquet or Les Pissarelles.

This small town of 5,000 inhabitants is very popular with working people in Monaco because of its immediate proximity but also the quality of its environment.

Cap d´Ail has a housing stock of around 3,800 dwellings, 83% of which are apartments and 17% are houses.

The prices per square meter are on average 7,500 € / m2 for apartments and 10,000 € / m2 for houses but quickly exceed 13,000 € / m2 for the apartments best placed by the sea and 30,000 € / m2 for houses.
