LUXURY REAL ESTATE: THE 10 BIGGEST SALES ON THE CÔTE D'AZUR IN 2024

Despite an international context marked by economic instability and trade tensions, the Côte d'Azur's ultra-high-end property market recorded some spectacular transactions in 2024.

The latest edition of the DVF file, published on 6 April by the Direction Générale des Finances Publiques, confirms the strength of this very specific segment of the residential market.

Topping the list was an exceptional sale: a seaside property in Ramatuelle, formerly owned by Gunter Sachs, was sold for 85.5 million euros - A new record.
The estate, located at the eastern end of Pampelonne beach, comprises two main villas, an annex house, two swimming pools, a tennis court and 7,000 m² of land.
According to several sources, the buyer is Ken Griffin, an American investor whose fortune exceeds 35 billion dollars.

This type of asset illustrates the extreme rarity of properties with direct access to the sea in the most exclusive areas.
This scarcity justifies price levels per square metre ranging from €60,000 to €90,000 in certain micro-sectors.

The 2024 rankings show a clear predominance of seafront properties, which account for 7 of the 10 largest sales recorded.
Whether châteaux, Belle Époque or contemporary villas, these properties combine strategic location, exceptional surface areas and exceptional architecture.


The most popular sectors are Ramatuelle, Cap Martin, Saint-Tropez, Antibes and Cap-Ferrat.

• Cannes - Florentine-inspired 1928 villa, one hectare dominant - €46.5m

• Saint-Tropez - Contemporary villa (Parcs de Saint-Tropez) - €46.4m

• Cap Martin - Belle Époque, seafront - €40.9m

• Saint-Tropez - Bastide, village on foot - €32.2m

• Cap-Ferrat - Contemporary villa (2012, 7,500 m² of land) - €31.9m

• Cap Martin - Contemporary villa on cliff, Monaco view - €26.6mMougins - Château with sea views (19 hectares) - €23.0m

It should be remembered that these sales come solely from transactions made public through the DVF file.
Some transactions may not appear in this classification for legal or technical reasons, or because of their nature (agricultural sales, complex arrangements, etc.).
Finally, while the DVF database remains a valuable tool for monitoring trends, it requires appropriate tools to be fully exploited: the raw 2024 file contains more than 3.5 million lines, which are difficult to access without processing.
