Mareterra: The Exceptional Eco-District Redefining Monaco

An Ambitious Expansion on the Seafront

Mareterra, formerly known as Portier Cove or Anse du Portier, is one of the most ambitious and innovative projects ever undertaken in the Principality of Monaco. Located at the entrance to the city, between the Grimaldi Forum and the Formula 1 Grand Prix tunnel, this colossal project aims to extend Monaco’s coastline through a 6-hectare land reclamation. Once completed, Mareterra will become Monaco’s 11th official district, featuring a modern and sustainable architectural vision that seamlessly blends luxury with environmental responsibility.

A Neighborhood Designed for Elegance and Well-Being

This exceptional real estate development will include 120 prestigious residences, villas, apartments, and a select number of waterfront houses, all offering breathtaking views of the Mediterranean. But Mareterra is not just about high-end residential living—it will also feature lush green spaces, public squares, fine dining restaurants, luxury boutiques, and a stunning seaside promenade.

One of the neighborhood’s main highlights will be the Promenade Prince Jacques, a 600-meter-long scenic walkway offering spectacular sea views. Sheltered under an elegantly designed structure known as “la casquette,” this promenade will combine aesthetics and functionality, providing shade for pedestrians while ensuring the privacy of residents.

A Model of Eco-Responsibility

Estimated at €2 billion, the project is committed to an innovative ecological approach, prioritizing the preservation of Monaco’s coastline and marine biodiversity. The eco-district follows the ERC strategy: Avoid, Reduce, Compensate:

  • Avoid: Extensive preliminary studies were conducted to minimize environmental impact from the outset.
  • Reduce: Sustainable solutions are implemented during construction to limit pollution and disturbances to the marine ecosystem.
  • Compensate: Once construction is complete, initiatives will restore ecological balance, including the creation of new marine habitats integrated into the foundation of the reclaimed land.

Under the supervision of Prince Albert II, an environmental expert committee ensures that local biodiversity is protected throughout the project. The developer, L’Anse du Portier S.A.M., has incorporated cutting-edge technologies to guarantee low-impact construction.

A Landmark Architectural Achievement by Renzo Piano

One of the project’s most iconic architectural features is the Renzo building, designed by the world-renowned Italian architect Renzo Piano. Inspired by the natural elements of the coastline, this building is envisioned as a floating vessel, seamlessly blending into the seascape while embodying the timeless elegance of Monaco. The entire district’s architecture has been designed to integrate harmoniously with the existing coastline, featuring fluid lines and environmentally friendly materials.

A Unique Living Environment and a Model for the Future

Mareterra is reinventing eco-urbanism, offering an exceptional living environment that harmonizes modernity, environmental responsibility, and luxury. This new extension broadens Monaco’s real estate offerings, attracts an international clientele, and enhances public space with new cultural and recreational infrastructure.

Supported by the princely family and Monaco’s residents, this project marks a decisive step toward the future of the Principality. It demonstrates that luxury and environmental sustainability can coexist, positioning Monaco as a global leader in sustainable urban development.
